We walk the surface and assess every crack: width, depth, type, and cause. Not every crack is the same. Linear cracks from settling get treated differently than alligator cracking from base failure. We'll tell you which ones can be filled, which need patching, and which ones are fine to leave for now.
This is the step most contractors skip. We use a heat lance: 1,200°F at 2,800 psi : to blast debris, moisture, and loose material out of every crack before we seal it. If you don't clean the crack first, the filler won't bond and it'll pop out after the first freeze. We don't skip it.
We fill each crack with hot-applied rubberized sealer that bonds to the crack walls and stays flexible through freeze-thaw cycles. This isn't cold-pour filler from a hardware store. It's commercial-grade material that actually moves with the asphalt instead of cracking again when temperatures drop.
Crack filler needs to cure before sealcoating goes over it, typically a few hours. If you're getting both services done, we schedule crack filling first and return for sealcoating once the filler has set. One crew, coordinated timing, no wasted mobilizations.
