How Sealcoating here Works

Surface Prep & Cleaning
We blow out debris, scrub oil spots with a degreaser, and let the surface dry completely. Sealer won't bond to a dirty or wet surface, this step is non-negotiable. We also edge-trim any grass that's crept over the asphalt.

Crack Filling
Any cracks wider than a hairline get filled first. We use a heat lance to blast moisture and debris out of the crack, then apply rubberized hot-pour filler that flexes with the freeze-thaw cycle. Sealing over open cracks just traps water underneath. We don't skip this.

Sealer Application
We apply manufacturer-spec sealer, never diluted, using a squeegee or spray depending on the surface. Two coats on most jobs. The sealer creates a protective barrier against UV rays, water penetration, gas and oil spills, and the freeze-thaw cycles that destroy untreated asphalt.

Curing & Handoff
We block off the area and let it cure for 24 to 48 hours before vehicle traffic. In cooler or overcast weather, we recommend the full 48 hours. We walk you through the timing before we leave and follow up to make sure everything looks right.
